Apartments in Tbilisi have become more expensive

In April of this year, the average weighted selling price per sq m was $1,275, while in the same month last year it was $1,137. The data indicate an annual increase of 12.1%.

In April 2026, prices in new projects increased by 12.6% annually. In particular, if this year the average price per sq m is $1,257, last year it was $1,116.

In old projects, an annual increase of 10.6% is recorded. In more detail, in April 2026 the average price per sq m in this case increased to $1,363, while in the same period last year it was $1,232.

“In April 2026, the weighted average selling price of old apartments in Tbilisi increased by 11% in the city center, by 10% in the wider center, and by 6.2% in the suburbs compared to April 2025. Prices in older projects across the city increased by 10.6%.

The weighted average selling price of newly built apartments increased by 10.2% year-on-year in the suburbs, by 2.2% in the wider center, and by 12.1% in the city center. The weighted average price increase in primary transactions across the city amounted to 11.2%. In the secondary market, the weighted average price increased by 11% across the city,” says the Colliers study.
